Compliance Certificates

Property owners may request a compliance certificate to confirm their property’s compliance with the Land Use Bylaw.

To apply for a compliance certificate, send Planning & Development a request in writing, accompanied by a Real Property Report prepared by an Alberta Land Surveyor within the previous 90 days, to permits@wetaskiwin.ca, by mail, or in person at Wetaskiwin City Hall. A Development Officer will contact you to confirm your request and arrange for payment according to the Fees and Charges Bylaw.

Compliance certificates are typically issued within two to three business days. Rush service will incur an additional fee.

The issued certificate may state one of the following: 

  • Compliant: The property meets the requirements of the Land Use Bylaw currently in effect. 
  • Legal Non-Comforming: The property met the requirements of the Land Use Bylaw in effect at the time of development, but it does not meet one or more requirements of the current Land Use Bylaw. Existing development and uses may generally continue unchanged. Future development or changes of use on the property must comply with the current Land Use Bylaw.
  • Non-Compliant: The property did not meet the requirements of the Land Use Bylaw in effect at the time of development. In this case, the certificate will state any options for bringing the property into compliance.
