Subdivision

 Subdivision is the process of dividing a larger parcel of land into smaller ones, or changing the boundaries between them.

A related process, consolidation, involves combining smaller parcels into a larger one. Please note that while titles may sometimes be consolidated directly through the Land Titles office, lots can only be consolidated into a single lot through a subdivision application to the City. The City generally requires lots to be consolidated before being developed as a single site.

Subdivision and consolidation decisions are made by Administration, not by Council. They can generally be completed within 2 months, depending on the scale and complexity of the application.

Before the City can approve a subdivision, a Municipal Development Plan amendment, new Area Structure Plan or amendment, and/or Land Use Bylaw amendment (rezoning) may be needed if your proposal involves changes to the existing use or development on a property. Apply for a Subdivision Approval

Please review the form carefully to ensure you have included all the information needed, including a plan (map) of the proposed subdivision. For most applications, the City will require that this plan be prepared by a qualified professional, such as an Alberta Land Surveyor.

Applications may be submitted by email to planning@wetaskiwin.ca, by mail, or in person at Wetaskiwin City Hall. Applications submitted by email must be in PDF format. Photos of forms and supporting documents will not be accepted.

Once your application has been received, a City planner will contact you to identify any outstanding information and arrange for payment. Applications are not considered to be complete until all required information and supporting documents are submitted.

The City will circulate the application to relevant internal departments and external parties. The City planner may request additional information from you based on the circulation comments.

If the City approves the application, approval will consist of a letter stating the approval and identifying any conditions that you must meet before you may submit the subdivision plan to Land Titles for registration.

Endorsement is how the City verifies that you have met the conditions of subdivision approval and gives permission for the subdivision plan to be registered with Land Titles. When you apply, please ensure you have included all the information required on the application form, as well as any supporting documentation and fees.

The City will review and provide endorsement documents to be submitted to Land Titles with your subdivision plan.

Endorsement Application

You or your surveyor is responsible for submitting the following items to Land Titles for registration: your endorsement documents; your final plan of subdivision; and any associated caveats, rights-of-way, or other documents to be registered.

Once your subdivision has been registered, development permits and building permits can be approved for your development.
